A 1930s single-family residence in the Mid-City neighborhood is slated to be replaced by a small lot subdivision. The proposed project consists of five homes and will be located at 5219 W. 20th Street. Guided by the Los Angeles Small Lot Ordinance, the lot was subdivided into five individual, fee-simple lots in an effort to increase density within the city as the population rapidly increases.
Each residence will be four stories in height with a two-car garage and private rooftop decks. The contemporary design thoughtfully worked to give each individual unit its own identity, while still maintaining an overall continuity of the project. In addition, the material palette breaks down the larger massing to a human-scale and adds warmth. Furthermore, the project’s considerable amount outdoor space, in the form of balconies and roof decks, allots the homeowner with desirable private outdoor space.
The project is currently being reviewed by the Building and Safety Department at City of Los Angeles.
