Kenwood Apartments is located south of downtown Los Angeles, adjacent to the prestigious University of Southern California. By utilizing California’s Density Bonus Law, the project achieves a significantly higher density than originally permitted. Upon completion, it will provide newer, more comfortable, and more affordable rental housing for USC students.

The development is a four-story, wood-framed structure containing 33 affordable rental units—comprising 16 studios and 17 1B1B units. While addressing the housing needs of the student, the design maximizes the number of units to ensure strong returns on investment. In response to the high-density layout, two garden spaces—one at ground level and another on the rooftop—have been incorporated to enhance residential comfort and quality of life.

For the façade design, orange corrugated metal panels are combined with dark-colored corrugated metal panels to create visual interest along the primary elevation. The layered variation in material colors further helps to articulate the building mass, resulting in a dynamic and lively exterior appearance.
